City4: Construction Begins as MyCredit Transforms the Former Freccia Rossa into an Integrated Urban Hub

On 21 May 2026, renovation works officially commenced at the former Freccia Rossa shopping centre in Brescia, now rebranded as City4. The operation is a tangible expression of the Group's core approach: strategic acquisition of distressed assets, active value creation, and measurable territorial impact.
MyCredit, a Group company, acquired the property at auction after four years of abandonment, and subsequently presented the municipal administration with a comprehensive relaunch plan. The complex will be transformed into an urban hub structured around four thematic areas: socio-health services, entertainment (next-generation cinemas, immersive experiences, gaming and social spaces), food, and education with a focus on community and associationism.
The Operational Phase
The first phase involves the south wing of the building and consists of strip-out works — removal of installations, fixtures, partitions, flooring, furnishings and finishes — with no structural modifications. The expected duration is approximately 90 days, with an estimated completion by mid-August 2026. The site is managed with an eco-oriented approach focused on material recovery and separate collection of wood, metals, glass, plastics and inert materials. Project management has been entrusted to Braid, a studio founded by Davide Schiffer.
A Strategic Asset for Brescia
The intervention also encompasses the underground car park: 2,500 spaces in total, with half reserved for customers and half available free of charge to the public, independently of the commercial activities within the complex. The structure is located just a few hundred metres from the city's main railway hub, with direct access to the metro and, shortly, to the new Pendolina-Fiera tram line (works are scheduled to begin in July).
The public opening is anticipated for mid-2027. From December 2026, MyCredit will make a voluntary contribution of €200,000 per year for three years to the municipality, in support of local territorial promotion and economic development.
City4 stands as concrete proof of how a complex, long-abandoned asset can once again generate economic, social and urban value through an integrated approach combining finance and real estate expertise.
